At the meeting, Ulrich explained his reasoning for not supporting an extension for commercial zoning on Rockaway Beach Boulevard, saying that he doesn’t want DHS taking over more hotels.

“If we allow as-of-right development on Rockaway Beach Boulevard,” Ulrich said, “and someone builds a Comfort Inn, an Econo Lodge — another boutique hotel — and makes lots of money in the summer months, but then they don’t make any money in December, January, February, March — because the hipsters aren’t coming to Rockaway when it’s cold outside…and the city of New York comes knocking on the door, as they have in so many other hotels in the borough of Queens and in other parts of the city, and offers the landlord or property owner $200-$250 a night, per individual, to put sex offenders, homeless individuals, ex-con artists — people who were in jail…dangerous people in our community. Can you really blame the owner?”
